Stage 1 – Free Consultation
We offer a free consultation to discuss all of your project ideas with one of the team members.
In most cases, building regulation approval will be required. Planning may not be necessary, however, we can advise you on this. We will provide you with all the information needed regarding the local authorities fees and timescales.
We will give you information on the Party Wall Act, if relevant to you. The Act makes provision in respect of party walls, excavation and construction works adjacent neighbouring properties. The main purpose of the Act is to avoid problems that occur during the course of the works.
Finally, we discuss what we offer, tailored to your project and quote you for our services. We then leave you with all the information and costings for you to decide if you would like to continue. If you decide to appoint us for your project, we will arrange a further visit where a full measured survey will be carried out.
Please remember that this is a no-obligation discussion and at the very least we will leave you with plenty of information on how your proposal could be achieved going forward.
Stage 2 – Measured Survey & Drawings
The next step is to carry out a full survey including the property, drainage and surrounding area such as trees and boundaries. During our measured survey, we normally need access to all rooms to get a better idea of the property’s structure.
Following on from this, we take your instructions for your proposal and prepare a draft scheme, this is a good starting point for the project to make sure it’s exactly how you want it. Sometimes it can be difficult to amend plans once submitted to the local authorities.
Once you have had a chance to look over the drawings, we are happy to discuss them over the phone, in the office, or with another site visit – whichever is most convenient for you.
Stage 3 – Planning & Building Regulations
Once you are happy with the draft scheme, we then complete your drawings and produce the structural calculations ready to be submitted to the local council.
Different local authorities have their own local requirements for specific applications. We offer a full planning service and submit your application as your agent and monitor it during its course.
We supply the planning validation officers with all relevant documents required to issue a decision for your application. Further specialist surveys may be required such as Arboricultural or Ecologist report. We can source this for you at an additional cost.
Building regulation approval is then applied for. We have a partnership agreement with Portsmouth and Fareham – we can get our applications processed a lot quicker than most as we are one of their biggest customers.
Once we receive an approval from building control, the decision will be sent to you with the final drawings and structural calculations. The approval for both planning and building regulations are valid for three years and work must start within this time.
The approved plans and structural calculations provide all the information for your builder to quote and carry out the works.
Planning approval isn’t required for every project, in this case, only a building regulation application is needed.
